What a Commercial Door Assessment Tells You About Your Building

Table of Contents

A closer leaks a little oil. A hinge starts to sag. Nobody writes it down. Months later, the door stops latching, and a tenant files a complaint with property management. A commercial door assessment catches these problems while they still cost little to fix.

Apollo Doors offers a free door assessment to commercial facilities across Metro Atlanta. Here is what it covers and how facility teams use the results.

What is a commercial door assessment?

A commercial door assessment is a walk-through survey of every door in a facility. A technician checks each door and records its condition. The assessment covers doors throughout the building, including automatic entrances, interior swing doors, back doors, and emergency exits.

What do technicians look for during the walk-through?

Our technicians check each door from top to bottom. They watch for early signs of a future failure. Common findings include:

  • Doors that drag, rub, or mark the frame
  • Hinges and pivots that squeak, sag, or show wear
  • Worn parts in closers and automatic door operators
  • Loose or damaged thresholds
  • Magnetic locks and electric strikes that have shifted or lost holding force
  • Aging hardware near the end of its service life

Traffic makes each of these problems worse. A dragging door strains its closer. A shifted magnetic lock can leave an exit unsecured overnight.

Is a door assessment the same as an AAADM safety inspection?

No. An AAADM safety inspection is a separate, paid service. A certified inspector checks automatic doors against industry safety standards, and many facilities schedule one every year.

The free assessment does not replace that inspection. It gives you a broad view of every door in the building, manual and automatic. If your automatic doors need a certified inspection, we will tell you during the visit.

What do you receive after the assessment?

You get a complete door list for your building. Each entry includes a condition summary and our recommendation. Facility teams use the list to plan repairs and set next year’s maintenance budget. It also gives you a baseline for tracking door condition over time.

How do recommendations change from one building to another?

Every facility runs differently, so we tailor each report. A hospital may benefit from keeping common parts on site for faster repairs. A busy retail entrance may be ready for a new operator. When hardware barely works, we recommend replacement. For some buildings, a preventative maintenance plan makes sense, and we will say so.

Which facilities qualify?

The offer is open to commercial facilities across Metro Atlanta. We assess buildings of every size, from a single storefront to properties with 100 or more doors. Office buildings, medical facilities, schools, retail centers, and industrial sites all qualify. Residential properties do not.

What does the assessment cost?

Nothing. We charge no dispatch fee, and you have no obligation to hire us. The assessment includes the walk-through and the written report. We quote any repairs separately, so you can review them on your own schedule.
